An inspector shall make every effort to uphold, maintain, and improve the professional integrity, reputation, and practice of the home inspection profession. He or she will report all such relevant information, including violations of this Code by other members, to the Association for possible remedial action.

We provide detailed inspections that cover every aspect of your home, ensuring you have a clear understanding of its condition.

Roof Inspection

We always walk (mount) roofs when the weather permits and

roofs are safe. We inspect all visible flashing and report on the vents and chimney. We report on any visible deficits. We will describe the type and material. We report on the condition and the operating condition of the roof drainage system.

Plumbing Evaluation

We will check interior water supply distribution systems, including all fixtures and faucets. We check the drain, waste, and vent systems, including all fixtures. We check the water heating equipment, including the energy source, shut-off valves, the hot water systems, drainage sumps, sump pumps, and related piping. 

Built-In Appliance Inspection

The bult in appliances are tested using normal operating controls. Any deficits are noted with a picture of the data label where available.

Attic

Attics are entered when practical, and the rafters, the underside of the roof decking, and the ceiling framing are visible. Defects are reported. We check the approximated amount of insulation and the condition.

Garage

Garages ae inspected for firewall protection, the safety of the electrical wiring and the safe operation of the overhead garage door. Garages can also contain mechanicals such as electrical panels, water heaters, water supply cut-offs and HVAC equipment. These are all inspected for safety in the garage and proper operation.

Foundation and Structure

We check basements, crawl spaces, and slabs. Visible defects are noted. Crawls spaces are entered where practical. Insulation and ventilation of crawl spaces are checked. Not all areas of a home foundation are visible; that is where our training and experience are now your advantage with a HomePro Residential home inspection.

Electrical Systems

We verify they are functioning correctly and check for safety defects. This includes the electrical panel box, grounding, wiring, electrical outlets, switches, and circuit breakers.

Heating & Air Conditioning HVAC

We check the condition of the heating equipment, chimneys, fireplaces, venting, ductwork, the central and other cooling systems.

Exterior

We check the condition of the exterior paint and siding, lights, outlets, and more. 

Safety Features

We check the smoke detectors, the condition of staircases, guardrails, etc.

Grounds

We check the condition of sidewalks, driveways, fences, and lot drainage.

Beyond Standard Inspections

Radon Screening and Testing

Radon is radioactive gas that can enter your home through soil, rock, and groundwater. High exposure to radon can lead to cancer. Let's prevent any chance of that! If screening shows more than a 2.0 reading, a full test is recommended, and the monitors are left at the home for a minimum of 48 hours. 

Air Quality, Mold, and Water Testing

Let's make sure you're breathing clean air through the a/c and heating ducts in your home and drinking clean water, not tainted with sediments and chemicals that can build up in old pipes.  There could be lurking unseen mold causing damage to your subfloor or the structure of your home. If it's there, we will find it. Mold testing is done mostly with air testing for mold spores. These can work together. We can also do visual pool inspections and dock inspections.

Septic Evaluation
and Dye test

A fluorescent water dye is introduced into the septic system. The exterior clean-out cap is removed where accessible and is monitored for water flow. Approximately 300+ gallons of water are run through the system. This helps us see any backups in the tank and drain lines. The dye in the system enables us to see any leakage around the connections in the tank that comes to the surface. The septic drain field area is walked and visually inspected for any type of surface seepage.

Asbestos Testing

Asbestos is a hazardous mineral fiber that can be found in older homes. It can wreak havoc on our health and it must be treated with extreme caution. We'll find out if your home is hiding it and if so, we'll sniff it out. Sample materials are collected and sent to the laboratory for analysis.

InfraRed Thermography

HomePro is redefining inspection performance in Atlanta, Georgia. All of our home inspections come with a free basic infrared scan, which enable our inspectors to help point out common sources of energy loss such as lack of insulation or weather-stripping and other items such as electrical hot spots and moisture problems.

Pre-Listing Inspections

If you are selling a home, you’ll get the highest price in the shortest time, if your home is in move in condition. You want to find out about any hidden problems before your house goes on the market.

New Construction Phase Inspections

WHAT IS A HOME INSPECTION? A home inspection is an objective visual analysis of a home’s structure and systems. An inspection will determine the areas of a home that are not performing properly, as well as items that are beyond their useful life or are unsafe. Inspections include areas of the home’s interior and exterior, from the roof to the foundation and the exterior drainage and retaining walls. If problems or symptoms are found, the inspector may recommend further evaluation. A home inspection is a visual inspection to determine problems or conditions that exist at the time of the inspection. A home inspection is not a warranty. A warranty can be obtained separately.

WHY DO I NEED A HOME INSPECTION? The purchase of a home is one of the largest purchases you will make. It is important that you know as much as possible about this purchase. A home inspector is trained to be able to evaluate the home in detail and give you a report that will allow you to make a good decision about purchasing the home. An inspection report will describe the home in detail and will highlight the areas that are problems. A home inspection is a good idea even if you are already a homeowner. We all get physical checkups – why not give your home a checkup? Many homeowners are living in homes that have serious problems that if identified early can save considerable repair costs. For example, water leaks can cause serious and costly problems, but if they are caught early can be repaired at little cost. A home inspection will also give you an outline of the routine maintenance that needs to be done to the home. Home sellers will want an inspection to find problems that a buyer’s inspection would have found. The seller can then make the repairs prior to the home going on the market.

WHAT TO LOOK FOR IN A HOME INSPECTOR Experience: Find out how much experience a potential inspector has. If an inspector has not been performing inspections very long that does not mean that he or she is not qualified, it just means that you will need to ask more questions. Home Inspection Training: Has this inspector gone through any extensive training in home inspection? There are several training companies that provide hands-on training. Also, you may ask what other related experience the inspector has. Many inspectors have been in the building trades for several years and have considerable knowledge of home construction. Association Membership: Is the inspector a member of a professional Home Inspection organization? Companies that are affiliated with professional organizations are serious about what they do, and they know about all the new developments in their fields. They are continually informed about changes in the building codes and city requirements. National Home Inspection organizations include: American Society of Home Inspectors (ASHI) National Association of Home Inspectors (NAHI) National Academy of Building Inspection Engineers (NABIE) California Real Estate Inspection Association (CREIA) National Institute of Building Inspectors (NIBI) Their are several other local organizations that provide support for the Home Inspectors in a certain state or region. It is important that the inspectors belong to an association and abide by a set of guidelines that require professionalism in the industry. Liability Insurance: Does the inspector carry Professional Liability Insurance (Errors and Omissions Insurance)? Make sure you ask for a copy of their liability insurance policy. If you ever need to collect on a legal judgment, the inspector’s insurance policy will be able to pay on your claim. An inspector without insurance my not be able to pay your claim.

WHAT DOES A TYPICAL HOME INSPECTION INCLUDE? The home inspector’s report will review the condition of the home’s heating system, plumbing, electrical system and central air conditioning system (temperature permitting), as well as the roof, attic, visible insulation, walls, ceilings, floors, windows, doors, foundation, basement, landscaping, and visible structure.

WHAT WILL A TYPICAL HOME INSPECTION COST? Each home inspection company has their own pricing structure. Inspection fees vary based on the area of the country and the type, size, and features of the home or building. Most inspectors will charge extra for services such as radon testing, termite inspections, well and septic inspections. A typical inspection fee for a 2,000 square foot home varies from $375 to $475. The cost of the inspection should not be the only consideration for hiring an inspector. A good inspection that informs you of all the potential problems in a home is worth the money. A bargain inspector may give you an inferior report. Once you have purchased the home, it may be very costly to repair problems that were omitted from the inspection report. Additional Services: Many inspectors will offer you services such as... Radon testing: Make sure they follow the US EPA Protocols for testing Water Testing: Ask where they take your samples. Termite inspections: Ask their background and experience related to termite inspections. Ask what they do for this inspection. Make sure they are not just taking you for a ride

CAN I DO AN INSPECTION MYSELF? Most home buyers will look at a home that they want to purchase and look for reasons to purchase the home. The prospective home buyer is not able to look at the home with the unbiased critical eye of a home inspector. Even a home buyer with construction experience does not have the knowledge and tools of a home inspector. A good inspector is trained and experienced in finding the clues in a home that indicate problems. These clues are sometimes very subtle and hard to find. Most inspectors use tools that help them determine problems. Most inspectors have performed hundreds of inspections, and they are familiar with problems with certain building materials or building styles.

WHEN PURCHASING A HOME, WHEN SHOULD I CALL FOR A HOME INSPECTION? When purchasing a home you will want to have the home inspected within a few days after the purchase agreement is signed. You want to make sure you have a clause in your purchase agreement that allows you to have an inspection and that you have the right to terminate the agreement if you find the home in unsatisfactory condition. This clause should specify the terms to which both the buyer and seller are obligated.

SHOULD I BE THERE DURING THE INSPECTION? We recommend that you are present at the inspection. Most inspectors will allow you to be there and ask questions after the inspection is completed. Most inspectors will point out the areas that are potential problems. This is important because you will be able to see for yourself the extent of problems that are sometimes hard for an inspector to convey in a report. Most inspectors will also show you how the heating system works and show you what things will need to be maintained in order to keep the home in good condition.

WHAT IF THE INSPECTION REPORT REVEALS PROBLEMS? Almost all homes will show problems. Even newly constructed homes will have problems noted on an inspection report. This is why we recommend an inspection even for new construction. Your inspector will be able to identify major problems that will be costly. Minor problems are to be expected and can be repaired after closing. Major problems may require a negotiation between you and the seller as to how to fix the problems. A seller may adjust the purchase price or contract terms if major problems are found. If the problems are costly, you will be able to make your decision about purchasing the home with the proper knowledge about the future cost of that home.

HOW CAN I BEST MAINTAIN MY PROPERTY? Your home is one of your largest investments. The best way to keep it running smoothly and efficiently is through regular maintenance. Below are some basic home maintenance tips. If you were able to attend your home inspection, you will have heard many of these already. This is not an inclusive list of all home maintenance items. If you have any questions concerning the operation or maintenance of your home, please call us at 770-725-9245 . We will be happy to help you in any way possible. When the House is Now Your Home: Change all locks on exterior entrances for improved security. Replace batteries in all smoke detectors. Put a note on your calendar to replace them in one year. Create a fire escape plan for your new home. Consult your local fire department for advice on what to do in case of a fire. Review your home inspection report for any items requiring immediate attention. Learn the location of main shut-offs for your plumbing, electrical and heating systems. Monthly Maintenance: Check your fire extinguishers to be sure they are fully charged. Repair or replace leaking faucets or shower heads. Check grout and caulk in bathrooms. Ensure water is not escaping during showering. Check below all plumbing fixtures for leakage. Re-secure loose toilets and repair or replace faulty flush mechanisms. Replace or clean heating and cooling air filters. Clean all gutters and downspouts. Check that downspouts are secure and the discharge is appropriate. Test all GFCI (ground fault circuit interrupter) devices. Spring and Fall: Examine your roof for damage to the roof coverings, chimney and flashings. If possible, look in the attic. Check for evidence of leakage, condensations or critters. Check your landscaping around structures. Trim back tree branches and shrubs to be sure they are not contacting any structures. Inspect the exterior walls and foundation of the house for damage, cracking or movement. Look for bird nests, insect and critter activity. Clean and test windows to be sure they are operating correctly. Add caulking and weather-stripping if needed. Inspect for evidence of rot in any wood. Paint and repair the window sills and frames as needed. Test the garage door opener. Be sure the auto-reverse mechanism is responding properly. Clean and lubricate rollers, tracks, and hinges on the overhead doors. Clean and inspect all appliances as suggested by the manufacturer. Annually: Replace smoke detector batteries Have the heating, cooling and water heater systems cleaned and serviced. Have chimney inspected and cleaned.
